How much weight do I need the space to hold?
Both patios and decks can hold a lot of weight. But lets say you want to install a spa or hot tub on this outdoor space. In this case, a patio might be better, because a patio is better equipped to hold the weight of all this water.
Will the contours of my yard create problems for a patio?
Do you have any drainage issues that you may have in your yard. Lets say water tends to accumulate in the area of the yard where you have space for your project. If this is the case, a deck would work better. You don’t want water accumulating on your patio surface due to drainage/runoff issues. In addition, if the contours of your yard are just uneven in general, you might want to consider a deck over a patio.
Does the basement open up to the backyard?
Lots of times in townhomes, the basement actually is on ground level with the backyard, which means the first floor is actually elevated above the backyard. This is a great situation in which to install a deck, because you can easily walk out from the first floor onto the deck. Plus, you’ll still be able to use the space under the deck for storage! Considering that the yards of most townhomes are fairly small, this is a great way to make the most of the space you have.
